Located in Parkdale & separated from the beach by a single road, these two luxury townhouses sit angled towards Port Phillip bay.
This dual occupancy development involved demolishing a ramshackle dwelling, subdividing the property in half & building 2 double storey townhouses. Situated on a corner site, we were able to maximise dwelling sizes due to a reduced side setback & access a quiet street via basement garages. Additionally, a vast rooftop terrace was permitted as part of Council’s design development overlay providing an additional level for an outdoor living & entertaining space.
The design concept centred around the ocean views. Large spans of glazing to all levels & deep-set balconies & terraces provided viewing platforms from which the inhabitants could enjoy views out to the horizon.
The exterior form is composed of white horizontal canopy bands which wrap around each townhouse, contrasting sharply against recessed charcoal colored walls & windows blending into the backdrop. Entrances are defined by rich stone & timber textures, set apart from the simple colour scheme.
Inverting the traditional residential plan, the living spaces were placed on the upper level with prime views out to the bay. Sleeping quarters & a seperate living zone occupy the lower level, facing away from a busy main road towards a peaceful landscaped courtyard & side street.
Deep eaves & timber screens were designed to protect against excess solar heat gain & provide privacy from the street.
Floating above, the vast rooftop terraces provide unimpeded panoramic views 10m above ground level.
